August and September are the busiest rental months in Manchester because of the influx of overseas students so if you are thinking of renting a new pad or you’re an owner who is looking to rent out then now’s the time to get your house in order.

And if you’re an overseas student it can be overwhelming. I recommend using an estate agent that has a property finding service like us, because they should be able to handle the red tape on your behalf. For example dealing with issues like credit ratings which can be tricky if you’re not a UK resident and also doing the legwork on the ground.

Did you know that people make the decision to buy your home with the first few minute of seeing it? So first impressions really do count. If you’re selling summer is all about kerb appeal and keeping your garden and driveway looking inviting and as stunning as you can. It can be hard to keep on top of so consider a gardening service once every two weeks – it could be an investment that really pays off.

In the news has been the increase in stamp duty for those looking to buy another property. As of 1 April, 2016 you have to fork out an extra three per cent in Stamp Duty if you are buying an additional home. We’re still seeing what the impact is going to be on housing as it’s putting people off ‘buy-to-let’ which can affect the rental market.5

Homing in on Prestwich

As someone who was born and bred in Prestwich, I can see first-hand this thriving community continues to go from strength to strength.

It’s just 12 minutes away by tram from Manchester City Centre  and boasts superb schools, a stunning conservation area and a bustling ‘village’ with all the amenities including supermarkets, independent retailers, cafes, restaurants and bars as well as our own property agency behind the infamous ‘Big Yellow Door’.

So if you’re considering a move here, act quickly while prices are a fraction of those in Didsbury, Chorlton and other ‘hotspots’ and see what the area can offer.

In terms of property to buy or rent there’s a huge range to suit most pockets and tastes. These include beautiful ‘tardis’ terrace in the sought-after  leafy Gardener Road  area ,  family-homes near the many excellent schools, state-of-the-art apartments in the cool, contemporary Radius building and even rural idylls near the stunning  conservation area.

It’s also good value for renters, you’ll get more bang for your buck and lots more space than the city centre.

And there’s a fab nightlife so you can stay in the ’village’ but if you are heading to town it’s just a tenner cab ride if you’re not a tram person.
